Scope of works

***PROGRESS RAIL -REPLACEMENT OF FAILING LOCO SHOP FIRE PANEL - MARCH 2025*** **Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment.** *** As previously advised, this Fire Indicator Panel is well parts its serviceable life cycle and no spare parts are available for this system. Presently, the system is indicating charger low and battery low fault statuses. This indicates that the internal power supply unit for this Fire Panel is failing and cannot output the required voltage to keep the system in a stable condition. If this continues to degrade, the output voltage will decrease to a level that may trigger unwanted Fire Alarm activations and ads a result, will force the attendance of Q.F.E.S (Fire Brigade). Due to this failing power supply unit and the unavailability of replacement parts, this Fire Indicator Panel requires urgent replacement.*** **In our quotation, we have allowed for the following works;** ** * Site attendance, disconnection of all field cabling on Fire Panel and removal for disposal.** ** * Installation of new Pertronics F220 Fire Indicator Panel with future capability of Networkability to main FIP.** ** * Test and commission on completion.** ***Please note that after discussions with our Supplier, they have advised that they will still honor the original amount quoted back in July 2024 only until 31st March 2025. This quotation is only valid until 31st March 2025.*** ***Please also not that as advised by our Supplier, if there is a requirement for expediting the supply of this Fire Panel, an additional charge will be incurred. If this is not required, this cost will be removed from the final invoice.*** **EXTRACT FROM BUILDING FIRE SAFETY REGULATION 2008** **The Building Fire Safety Regulation 2008, Part 5 Prescribed fire safety installations, Division 3 Obligations of occupiers, 54 Maintenance of prescribed fire safety installations Part 4 states that:** **(4) The occupier of the building must ensure the repair is carried out or the corrective action is taken no later than 1 month after the maintenance of the installation was carried out, unless the occupier has a reasonable excuse.** ***Examples of a reasonable excuse— • No appropriately qualified person was available to attend the occupier’s premises to carry out the repair or take the corrective action because of the remoteness of the building’s location. • The repair or corrective action was not able to be finished because of the complexity of the work involved or delay in obtaining parts required for the repair or corrective action.*** Unless specifically noted above, or stated/included within our Scope of Works, the following inclusions, Exclusions, Notes and Conditions will apply: INCLUSIONS: • Labour during Leading Fire Services normal working hours (7.00am to 4.00pm Mon to Fri, excluding Public Holidays). EXCLUSIONS: • Any additional materials or parts not listed in this quote including diesel, batteries, tubes and the like. • Work outside of Leading Fire Services normal working hours (as nominated above). • Scaffolding, Elevated Work Platforms or any High Access Equipment over and above standard 1.8m Step. • Patching, Painting, Core Holes, Fire Penetrations, Fire Sealing, Chasing, Rendering or Cleaning – touch up painting of any doors or frames. • Any re-keying to match original pre-existing key setup of locksets that have been replaced or altered. • Access to Energex locked rooms. • If water isolation for repairs is not successful, costs will apply for pipe freeze. **NOTES & CONDITIONS:** • The Fire and Rescue Service Act 1990 (FRSA), section 104D states that "The occupier of a building must maintain at all times every prescribed fire safety installation to a standard of safety and reliability in the event of fire”. • Leading Fire Services reserve the right to vary our pricing where additional WH&S measures are implemented, not limited to but including: new or modified induction processes, additional police or security checks and assistance with third party auditing. • Where recommendations are made we have allowed to rectify, this price is only valid if accepted with the rest of the quote. • Uninterrupted and continuous site access is required. Delays will incur additional costs at our standard hourly rates. • The customer is fully responsible to provide access, security clearances and keys on site at time of all routine inspections, call outs in normal working hours and call outs outside working hours and quoted works. All inductions that are beyond thirty minutes duration, will be charged at our normal hourly rate. Parking facilities will be provided and if not, all costs associated will be on charged to the client. • Our pricing has been calculated on the proviso that the full scope of works will be approved and carried out at the same time. Multiple site visits (other than those already expected and allowed for) or variations to our original scope of works, may attract further costs. • In accordance with AS 1851 – 2012 during a hydrostatic test the hydrant system pipe work is pressurized to 1.5 times the systems working pressure or the required design standards. If any unknown system defects are present, a failure of the hydrant system pipe work may occur resulting in damage to building, plant, equipment, facility, or part thereof. Leading Fire Services Pty Ltd, will be held harmless and accept no responsibility for any damage to building, plant, equipment, facility, or part thereof, as a result of any failure of the fitted Fire Hydrant System during any authorized pre-arranged Hydrostatic Test and Hydrant Flow test.
